Below are some answers to commonly asked questions

Who can rent LLU’s off-campus housing properties?

Our properties are reserved for current and incoming students of Loma Linda University. In order to secure a residential unit, the office requires presentation of a current student ID badge and or a copy of the University’s official acceptance letter. We also have short-term rental properties for Loma Linda University Health patients.

How much notice do I have to give before I move out?

The rental agreement specifies a 30-day notice before moving out. Rent is pro-rated from the date the tenant moving out of the property and the keys returned to the office.

What appliances do the properties have?

All of our properties have a refrigerator and a stove.

How close are your rentals to campus?

Our residential properties are within walking or biking distance of the main campus.

Can you hold a rental property for prospective tenants and if so, how long?

We only hold rentals for a maximum of two weeks, with rent starting at the end of those 2 weeks.

What utilities am I responsible for?

All of the properties differ, utilities will vary depending on each specific unit. The rental office is responsible for the maintenance and pest control.

Are pets allowed?

There is a No Pet Policy in the rental agreement.

Can you pair us with other students so we can be roommates?

We do not currently have a system to pair you with another roommate.

Is Wi-Fi included?

Wi-Fi is not included with your rental property.  It can be purchased through independent sources.

How much is the security deposit?

The security deposit will be one month’s rent plus a $10 deposit per key issued and will be refunded if the tenant has moved out and left the property in the same condition as when originally rented.

What types of properties do you offer and what are the price ranges?

In general, prices vary. You can check the available property listings for the most up-to-date information. However, a general estimate range is noted below.

  • Studio & 1 bedroom: $750 - $895
  • 2 bedroom: $950 - $1,100
  • 3 & 4 bedroom: $1300 +

Do you provide maintenance for your properties?

Yes, we do provide maintenance. Please fill out the request maintenance form.

What forms of payment do you accept?

We accept check or money order. Rents will be accepted online in the near future.

When is rent due?

Rent is due on the first of every month. There will be a 10% late charge if rent is received after the fifth of the month.

Do you pro-rate rent for early move-in?

Yes.

Can you rent just one room in a house?

No, a single bedroom cannot be rented on its own. All of our properties are offered for rent as an entire unit.

Is there a waiting list?

No, we do not have a waiting list. We rent our properties on a first come, first serve basis.

Where can I park?

That depends on the unit. Most have parking for at least one car. We will inform you where you can park for your unit.
